The value of real estate in San Diego County increased by 7.1 percent in just one year.
The property tax value of all taxable real estate in San Diego County reached a historic record of $727.48 billion, representing a 7.1 percent increase from the previous year, as announced by the San Diego County Assessor's Office and the County Assessor, Jordan Marks.
The assessment included 1,013,632 real estate parcels, 55,888 commercial property accounts, 14,476 boats, and 1,534 aircraft. The city of San Diego led the list with the highest assessed land, followed by Carlsbad, Chula Vista, and Oceanside. The lowest valuations were recorded in Imperial Beach and Lemon Grove.
Proposition 13 had a significant impact, affecting 91% or 923,068 of the properties in San Diego, capping property tax increases at 2% of the assessed value. Additionally, tax reduction measures resulted in over $275 million in property tax savings for homeowners, disabled veterans, small businesses, and charitable organizations. The Assessor's Office also reduced tax bills for 18,397 property owners, saving $14.1 million in property taxes.
Jordan Marks emphasized that these consistent increases will ensure reliable funding for key services like schools and first responders for the eleventh consecutive year. Furthermore, he underscored that San Diego County sets an example for equity, transparency, and taxpayer attention.
It's worth noting that this year's increase in property tax value does not come close to the 13.3 percent increase recorded in 2005 during the real estate boom. During recession years, decreases were recorded, and Proposition 8 was used to lower property tax values in response to significant drops in market values.
The role of assessments has also been crucial in supporting disabled veterans and their families, with a record 15,469 qualified individuals in the county, resulting in $24.4 million in savings.
In summary, San Diego County has experienced sustained growth in property valuation, reaching record figures, and has implemented measures to ensure equity and support for different sectors of the community. Ongoing monitoring and regulation have struck a balance between property value growth and the protection of property owners and charitable organizations.
